What Is Wainscoting?

Wainscoting is decorative paneling applied to the lower portion of a wall, typically covering the bottom third (about 32 to 36 inches in a room with standard 8- or 9-foot ceilings). It is finished with a cap rail along the top edge, and it sits above your baseboard.

1. Raised Panel Wainscoting

The most traditional and formal style. Each panel features a centre section slightly raised above the surrounding frame, creating depth and shadow lines.

Best suited for: Traditional homes, formal dining rooms, front entrances. Common in older Whitby and Brooklin homes.

Cost range: $28 — $40+ per square foot installed.

2. Flat Panel (Recessed Panel) Wainscoting

The more understated cousin of raised panel. The centre panel sits flush with or slightly recessed from the surrounding frame. Clean, structured, and versatile.

Best suited for: Transitional-style homes, dining rooms, hallways, bedrooms. Complements many newer Durham Region homes.

Cost range: $22 — $35 per square foot installed.

3. Board and Batten Wainscoting

Vertical boards with narrow strips (battens) covering the seams. Clean, vertical rhythm that has surged in popularity.

Best suited for: Mudrooms, laundry rooms, bathrooms, bedrooms. Works well in modern farmhouse and contemporary interiors.

Cost range: $18 — $28 per square foot installed.

4. Beadboard Wainscoting

Narrow vertical planks with a small rounded groove (the “bead”) between each one. The most casual and cottage-inspired style.

Best suited for: Bathrooms, kitchens, mudrooms, breakfast nooks, cottages. Common in rural Ontario homes.

Cost range: $15 — $25 per square foot installed.

5. Picture Frame Wainscoting (Box Moulding)

Applied moulding strips create rectangular “frames” on the wall surface. Clean, geometric, and affordable.

Best suited for: Dining rooms, hallways, staircase walls, bedrooms. One of the most requested styles in newer Whitby and Brooklin homes.

Cost range: $18 — $30 per square foot installed.

Choosing the Right Style for Your Home

The room’s function. Formal spaces lean toward raised or flat panel. High-traffic areas do well with board and batten or beadboard.

Your budget. Raised panel is the most intensive. Board and batten and picture frame are the most cost-effective with strong visual impact.
